The technical solution to building complex

The whole area of the complex is 5934 m2. The complex consists of two three-story buildings, the tune building (located along with the Astoria Park) and the Box building (situated along 21th Street). Twenty-six premises with a total area of 12.5 m2 to 33.1 m2 are available in the Tune building, 31premises with 14.6 m2 to 191.9 m2 in the Box building. AreaA new parking area with black concrete cobblestone can accept ten cars. One part of the parking lot is located on Ditmars Street, another in the park’s yard. There are pedestrian paths and driveways made of concrete of various colors. There is an Astoria park nearby, to which a wall will be created. The region is greened with many plants. External walls are monolithic reinforced concrete with a whole thickness of 300 mm. The walls are covered from the exterior with a thermal insulation layer of 100mm density polystyrene lather. Non-load bearing external walls – 200 mm blocks with 200 mm thickness insulation layer. The facade finish layer is decorative plaster. The inner surface of the external non-load frame walls is faced. Design heat change coefficient of the outside wall μ= 0,125 W/m²K, respectively resistance R=7,97m²K/W. Load transferring external walls are one-layer prefabricated reinforced concrete with a 200 mm diameter protecting layer. Air conditioning residence has an indoor cooling system. The project presents the necessary power for cooling designs and their connection points on the roof and the premises. The constructor connects the pipeline between the wall’s outside and inside blocks, and equipment is installed on the buyer’s demand. The lightning protection system has an animated lightning conductor attached to the grounding operation. The electrical accounting distributed premises in the apartment. Inside the apartment, an established electrical panel with automatic breakers and combined electrical voltage. There are fire retardant electrical circuits with dual insulated copper conduits and hidden distribution boxes in the apartments. And energetic connections are installed in balconies.HeatingManifold model primary area heating system. It installed white bottom joint steel radiators with integrated thermostats. There is no established underfloor heating. Heating in the bathroom is joined with pipes from the district heating system to the heating equipment, which will run by the studio heating system during the healing period and the summer – by using the electrical radiator. Staircases have radiators of lower reciprocity with integrated thermostatic pipes and thermostatic commanders: underground parking is without heating. Each floor is provided with a communication case for low voltage networks (video, phone) in the staircase. PVC installation ducts are designed from these cases to the soft voltage wiring distribution boxes in the rooms. Pipes for telephone and television cables are also utilized in the apartment distribution case. Apartments are equipped with communication cables are with copper wires and hidden distribution crates. Fire sensors are provided following the design terms. A videophone system is fitted for residents to control guests’ entrance to the patio and staircase entry. Homeowners can enterthe home by unblocking the electromagnetic lock using a pin.
